The RIC team member may visit the property for a scheduled visit, unscheduled visit, emergency visits, or room host / room renter’s request.
Part of RIC teams’ duty and responsibilities necessarily the monitoring of the room. Reviewing Surveillance and assisting room renters with safety protocols are some of the routine procedures.
There's nothing more frustrating for room renter than unfulfilled maintenance and safety request. The assigned RIC team member gets to know their Room Host and Room Renters and document and assist with any room renter maintenance and repair requisitions. Good communication and reporting by the RIC team member makes getting repairs and maintenance issues handled with efficiency.
Part of the RIC's responsibility is ensure that the house rules and maintenance rules are explained and monitored. Room Renters need to know what is expected of them in regards to complying with the set fourth house rules. Keeping the Room Host, Room Renters and Roommates on the same page in regards to house rules is important to keep consistency. Common issues such as overnight stays, unauthorized persons, visiting hours, and many other rules can be easily briefed to room renters and housemates to ensure compliance. The ideal situation is that all parties involved abide by the house rules but as we know that does not always happen. The RIC team makes sure there is no room for misinterpretation. Room Host and Room Renters appreciate that the RIC team is there to monitor, document and explain the rules.
Room Host least favorite tasks? Upkeep and improvements, aka "the boring (and messy) bits'' of being a Room Host. The RIC team member handles that for you by preemptively taking care of issues before they become problems.
The RIC may assist owners with finding vendor services that can take care of any issues that may arise. Having good vendors and reliable third parties make operations of room spaces run smooth.
Vendors may at time need access to the property and if the owner is not available an RIC team member may be available to make sure vendors task get completed.
Evictions are handled by the owner of the space or the property. If the owner is not available the RIC may be present during an eviction move out to ensure that the room is left in a good condition and that all property owned items remain in the room.
